How Beautiful Design Affects Your ROI for STRs

Elite Design = Elite Returns in the New Age of STRs!

Hi, friends, and welcome to Fall! While Fall may have officially started on September 23rd, we are just now beginning to experience cooler weather here in West Texas, and 𝙄 π˜Όπ™ˆ 𝙃𝙀𝙍𝙀 π™π™Šπ™ 𝙄𝙏! To keep on trend with cooler weather this week, we’re taking you to the mountains of Ruidoso, NM to show you how beautiful design can give you a greater Return On Investment (ROI) for your Short Term Rental (STR) properties.

The best thing you can do before tackling a short term rental property is to do your research! Explore locations with a thriving tourism industry or high demand for short-term rentals. Consider factors like local attractions, events, and the overall appeal of the area to potential guests.

The owner of this mountain retreat understood the assignment. She took time to really get to know the town of Ruidoso, what brings tourists to the city and what she needed to do to accommodate her target market. What else do people come to Ruidoso for, if not the mountains and stunning scenery? This beauty borders the Lincoln National Forest amid the rugged grandeur of towering pines and features a large outdoor deck where guests can watch wildlife wandering the property with their morning coffee, or watch the sunset with a glass of wine. Join us as we explore “Sweet Dreams” – a harmonious blend of contemporary luxury surrounded with the comfort & peacefulness of nature.

One thing I hear all the time is, “The market is so saturated. How am I supposed to make any money?” The truth is, there have certainly been an increase in STRs over the years, and anyone can throw a bed in a room and put it on Airbnb. Presenting a STR without a stand out design and sought-out amenities leads to low occupancy and low revenue. However, we truly believe that those who take the time to learn their niche market and create unique properties to match their clientele, will forever thrive.

When our client first purchased this mountain retreat, it had a dirty brown exterior and was dated inside with heavy furniture and bear decor all throughout the home. By painting the exterior of this home a dark hunter green with black trim we were able to modernize the exterior, while still allowing it to blend into its natural surroundings.

Creating an inviting, well designed environment for guests is a must for success. From the moment you step inside Sweet Dreams cabin, you feel at home. The warm wood accents, wood burning fireplace, and upholstery goods are sleek, yet cozy and inviting.

I’m sure it comes as no surprise when I say, we live in a fast paced world where social media dominates. Guests who are scrolling through listings are craving something that jumps off the page. What’s that mean? π™‹π™„π˜Ύπ™π™π™π™€π™Ž π™ˆπ˜Όπ™π™π™€π™, π™‹π™€π™Šπ™‹π™‡π™€! Don’t resort to saving money by taking pictures on your phone or going with the cheapest photographer you can find. Again, do your research. Look at portfolios. Find someone who can offer scroll stopping images.

The kitchen was updated with a more functional layout, walnut stained shaker doors and white quartz counters.

People want to stay in a place that’s nicer than the one that they live in. Airbnb and Vrbo hosts told Insider that high-end and low-end listings were being booked this summer, but it’s the mid-tier listings with dated furniture that can’t find guests. “Broadly, the narrative is that you have to have higher-end finishes.” Airdna

𝙉𝙀𝙑𝙀𝙍 underestimate the power of a remodel! Take your property from a $60k ROI to $110k or more in ROI just from a great redesign!

The bathrooms at “Sweet Dreams” mountain escape underwent a dramatic transformation to appeal to their clientele. Hunter green tiles, brass accents and wood vanities were chosen to relate back to the nature outside and provide a touch of moody sophistication. The combination of these elements creates a spa-like atmosphere, where residents can unwind and recharge in luxurious surroundings.

Quite the face lift, do ya think?!

Unsure of the amenities you need to provide guests to keep your STR booked? Do you need that hot tub? What about a deck or outdoor patio? Make sure you are utilizing software, such as Airdna, to stay up to date on competitor’s properties and get an inside look at necessary amenities in your area to increase revenue and stay competitive.

This primary suite features a private balcony and king bed, as well as an updated ensuite and smart TV with Hulu access for all guests.

The transformation of this mountain home retreat is a testament to the possibilities that lie within every STR property, waiting to be unearthed with creativity and vision. From the updated kitchen layout to the carefully selected finishes, every detail was considered to create a space that harmonizes with its surroundings while offering modern comfort. Whether you seek a personal sanctuary or a source of income, this mountain retreat exemplifies the potential inherent in thoughtful renovation and design.

Ready to take on your next STR but don’t have the designer eye to take your home to the next level? That’s where we come in. We have ample experience in short term rentals and are a master at the details. We can’t wait to work with you!
